Some apps dont update using .deb

Some apps, namely VS Code and Google Chrome do not update in zorin.

I download the newest version file and double-click it, then zorin-software window appears showing the app info and it shows latest version, however the app itself does not update.

So far I have to remove the app and then reinstall the new version.

Does anyone else have the same issue?

It sounds like you are installing from a package instead of a Repository that is fed updates.
I recommend removing the VS Code app, then adding the repository and then installing the app from terminal.
Then, it should get updates in future.

VS Code

sudo apt update && sudo apt install apt-transport-https

wget -q https://packages.microsoft.com/keys/microsoft.asc -O- | sudo apt-key add -

sudo add-apt-repository "deb [arch=amd64] Index of /repos/vscode/ stable main"

sudo apt update && sudo apt install code

Google Chrome

Google Chrome is only released for Linux as a self-installer package. I do not see any repository for it. As such, the only way of getting the latest version is to reinstall the package provided.
Just run

wget https://dl.google.com/linux/direct/google-chrome-stable_current_amd64.deb && sudo dpkg -i google-chrome-stable_current_amd64.deb

On occasion to resolve that.
